Sleepy Hollow Manor
How many of us remember sledding down Hazelton? Or walking up Sleepy Hollow to the Roy Rogers? Or eating at Athens Pizza when 7 Corners was an enclosed shopping mall? Or seeing crawfish crawl out of the creek next to the Manor house? Great memories!
The Northern Virginia Association of Realtors figures for Dec 2009 shows a median net price increase of 19% from the same time the previous year, for detached homes in Fairfax County. Great news for us home owners in the Manor area and Buffalo Hill……but we need to see what happened in 2010!
There are 243 homes in Sleepy Hollow Manor and 68 homes in Buffalo Hill, the subdivision that winds around the Northern part of Sleepy Hollow Manor. Certain street names are located in both subdivisions, and there isn’t an obvious border that separates the two. The majority of homes were built in the 50’s, brick, and either Split Level or Ramblers. A few newer homes have appeared, and numerous homes have been remolded and expanded.
- 2009 saw a total of 13 homes sold in this area, 12 in the Manor and 1 in buffalo Hill.
- Sold prices ranged from $399,900 to $700,000.
- The median sold price was $500,000….and the closing cost credit give to the buyer was $10,000. so the seller received a net of $490,000 (less listing expenses and mortgage loan payoffs).
- The Days on Market before receiving a contract average 20-29 Days.
2008 had 9 sales total, with more of the larger homes selling than in 2009, although 2008 saw two foreclosures listed below $400,000. Those times are over…….
A few more weeks and we will know all about 2010….
